Where finishing budgets go wrong
Three problems that keep coming back
A quote with one total
One number at the bottom of the page tells you nothing about what you are buying, and you cannot hold it against another quote.
Scope that changes after you sign
An item nobody wrote down becomes an extra with a new price halfway through the work.
Defects that show up after you move in
A crack or a leak appears months later, after the contractor has been paid in full.
What Shatably does today
From the project brief to the final handover, on paper
Describe your project once
Space type, area, city, style, budget range, photos and drawings, and a voice note if you prefer to talk.
Providers whose papers we reviewed
Only providers whose company documents (commercial registration, tax card or trade licence) Shatably has reviewed, and who are not suspended, are listed for customers.
Several quotes from one request
Send your project to several providers at once. Each request stays open for 7 days.
One 16-item cost template
Every provider answers on the same items, with quantity, unit and unit price on each line, so you compare line by line.
A three-party contract signed online
The quote you accept becomes a contract between you, the provider and Shatably, with a payment schedule and a PDF.
5% held for 6 months after handover
5% of the contract value is withheld from the contractor's last payment and held by Shatably until 6 months after the final handover record is signed.
Signed records from start to finish
Site handover, stage inspections, change orders, and preliminary and final handover are signed documents, with a list of defects to fix.
A fair comparison
A direct quote and a quote through Shatably
| What you check | A typical direct quote | A quote through Shatably |
|---|---|---|
| How the price is written | Can be one total or a short list | 16 items, with quantity, unit and unit price on each line |
| Comparing two quotes | Each quote lists different items | The same items in every quote |
| Company papers | You ask for them yourself | Reviewed by Shatably before the provider is listed |
| Contract | Whatever the contractor brings | One three-party contract signed online, with a payment schedule |
| After handover | Whatever you negotiate | 5% held for 6 months after the final handover record |
A good contractor may give you all of this directly. The checklist works either way.

Questions
Before you start
What is in the checklist?
8 checks to run before you sign a finishing contract, from how the items are written to payments, handover and retention. All 8 are shown on this page once you ask, and sent to you by email. It is free.
Who are the providers on Shatably?
Finishing contractors and design studios. Only providers whose company documents (commercial registration, tax card or trade licence) Shatably has reviewed, and who are not suspended, are listed for customers.
How do I compare the quotes?
Every provider answers on the same 16-item cost template. Each line has a description, quantity, unit and unit price, and the totals are calculated from the lines, so you see exactly where the prices differ.
What does the 5% retention mean?
5% of the contract value is withheld from the contractor's last payment and held by Shatably until 6 months after the final handover record is signed.
What happens after I accept a quote?
The quote becomes a three-party contract between you, the provider and Shatably, signed online by each party in turn, with a payment schedule and a PDF. Once the project has a contract, the other quotes can no longer be accepted.
Does Shatably do the work itself?
No. The provider you choose does the work. Shatably runs the platform, is a party to the contract and holds the 5% retention until its period ends.
Free checklist
8 checks before you sign a finishing contract
The first 3 checks are below. Ask for the full list and it appears on this page right away and arrives by email.
- 1
The same items in every quote
Ask every contractor to price the same list of items, so you compare like with like.
- 2
Quantity, unit and unit price on every line
Do not accept a single total. Check the quantities against your real area in square metres or against the drawings.
- 3
Materials named on each line
Type and grade or brand for each item. Without them, the price means nothing.
5 more checks after you ask
The checklist is general guidance, not legal or engineering advice.
